Kore by Imtiaz is a wellness-led residential tower in Dubailand Residence Complex (DLRC), designed around the way people live, move, recover and thrive. Developed by Imtiaz Developments, the building rises across a basement, ground floor, three podium levels, 13 residential floors and a roof, and offers studios, one-bedroom and two-bedroom apartments from AED 679,000, with completion scheduled for Q4 2028.
The name draws on the word core, the body’s centre of strength and stability. Rather than a residence with a gym added on, Kore is planned entirely around human performance and longevity, organised into three pillars: Train, Nourish and Recover. Personalised training, intelligent fitness technology, nutrition-focused living and advanced recovery are built into the building, so the choices that usually take effort, where to train, what to eat and how to recover, are already made.
Training is powered by Raw Theory in a 3,200 sq ft signature training space, around three times the average residential gym, designed and equipped with Technogym. Fifty machines cover cardio, strength, free weights, functional training, core and mobility, and a six-step Technogym check-up of body composition, mobility, balance, mind and wellness age feeds an AI Coach that builds each resident’s programme. The Hike turns a 500-step stairwell into a daily workout at 0.15 calories per step, while a padel court, yoga area, outdoor gym and sports lounge keep movement part of everyday life.
Recovery is delivered through One Hype Wellness, which connects brain mapping, hyperbaric oxygen and whole-body red light therapy through One AI, with eight personalised protocols covering areas such as sports performance, deep tissue recovery, mental well-being and skin renewal. A timber-lined sauna sits close to the training floor, and every home comes with a complete Heveya sleep system of mattress, pillows and linens, the mattress built from three layers of natural organic latex with a goose-down topper. The Nourish pillar adds an edible garden and a Harvest Table for shared meals, and apartments are designed with floor-to-ceiling glazing for optimised daylight.
Arrival is through a lobby of raw concrete, warm timber and soft light, leading to a residents’ lounge and the KORE Work Station, a co-working space a few steps from the gym. The level 1 podium combines garden co-working pods, an interactive sensory garden, a family lounge and lawn, a climate comfort garden and a children’s playground, while the roof adds an adults’ leisure pool with a sunset deck, a wellness pool, a kids’ pool and the residents’ clubhouse.
Studios start from 406 sq ft, one-bedroom apartments from 669 sq ft and two-bedroom apartments from 1,406 sq ft. Interiors pair natural bamboo and oak with woven textures in calming tones, sculptural fibre artwork, stone and fluted panelling. Buyers can choose a 50/50 payment plan or a 60/40 post-handover plan with 40% paid over three years after handover, and Kore sits around 15 minutes from Meydan and 20 minutes from Downtown Dubai and DXB Airport.
