What is Ellington launching in Business Bay?

A Grade A commercial office tower — not residential.

This matters because almost every major Dubai launch in 2026 has been residential. Grade A office availability across Dubai’s central business districts has tightened over the past two years while very little new premium commercial stock has been delivered.

Business Bay in particular carries far more residential supply than office supply.

A 62-storey Grade A tower, one minute from a metro station, from a developer with Ellington’s finish standards, is one of the few genuinely new commercial products in the district.

    Where exactly is it located?

Business Bay, Dubai — one minute from both Business Bay Metro Station and Sheikh Zayed Road.

Business Bay sits immediately south of Downtown Dubai, bordered by the Dubai Canal. It is Dubai’s primary mixed-use business district and one of the few central areas with direct metro access on the Red Line.

Why the metro distance matters more than it sounds: in commercial real estate, transport access drives staff retention, client accessibility and tenant demand. A Grade A building within a one-minute walk of a metro station is rare in Business Bay, and it is the single hardest feature for a competing building to replicate.

What are the office sizes and floor plans?
    Configuration Size
Smallest office Approx. 1,250 sq ft (if 8 offices per floor is approved)
Smallest office Approx. 2,600 sq ft (if 4 offices per floor)
Half floor Approx. 5,250 – 5,750 sq ft
    Full floor 10,500 – 11,500 sq ft

    Available as:

    Individual offices
    Half floors
    Full floors

The configuration question is the most important unknown in this launch. Ellington is currently seeking approval for eight offices per floor rather than four. If granted, the entry unit is 1,250 sq ft. If not, it is roughly 2,600 sq ft — and the minimum investment approximately doubles.

Detailed floor plans have not yet been released. They are expected at launch. Register your interest to receive them first.

How much do the offices cost?

Indicative pricing: AED 4,500 – 5,000 per square foot.

    Worked estimates at those rates:

Unit size At AED 4,500/sq ft At AED 5,000/sq ft
    1,250 sq ft AED 5,625,000 AED 6,250,000
    2,600 sq ft AED 11,700,000 AED 13,000,000
5,500 sq ft (half floor) AED 24,750,000 AED 27,500,000
11,000 sq ft (full floor) AED 49,500,000 AED 55,000,000

These are indicative only. Final pricing is confirmed at launch and may differ.

    What is the payment plan?

The payment plan has not been announced. It is expected at launch, end of October or early November 2026.

Ellington has typically offered construction-linked plans on previous projects. Register your interest to receive the official payment schedule the day it is released.

    When is the launch date?

End of October or beginning of November 2026, subject to confirmation.

The teaser has been released to brokers. Full specifications, pricing, floor plans and payment terms follow at launch.

Expressions of interest are open now. On a launch of this size, registration order determines allocation — which units you get to choose from, not merely whether you can buy.

    When is handover?

Not yet announced. A 62-storey tower launching in late 2026 implies a multi-year construction programme. Expect a handover date in the official launch materials.

What amenities does the building have?

Four or five full floors are given over to amenities — unusual in a commercial tower, where that space normally becomes lettable area.

    Confirmed:

    Fully equipped gym
    Yoga studio
    Pilates studio
    Stress relief room
    Restaurant and F&B
    Premium lifestyle and business amenities

    Pending approval:

    Helipad for air taxi
    Drone delivery

The last two are not confirmed. Treat them as intent rather than specification — but they indicate how the building is being positioned.

    What about parking and lifts?

Parking: an automated parking system, designed for rapid entry and exit, with a dedicated parking building.

    Vertical transportation:

    24 passenger lifts
    1 service elevator
2 dedicated lifts in the parking building

Most buyers skip this detail. Every tenant notices it daily. On 62 floors with plates above 10,000 sq ft, lift provision determines whether the building functions at 9am. Twenty-four passenger lifts is a serious allocation and a genuine differentiator against older Business Bay stock.

Can foreigners buy commercial property in Dubai?

Yes. Business Bay is a designated freehold area, open to all nationalities with no residency requirement. Commercial property carries the same freehold ownership rights as residential.

Does buying a commercial office qualify for a Golden Visa?

Yes, on value. Property of AED 2 million or more qualifies for the renewable ten-year Golden Visa, and commercial property counts.

The timing detail most buyers get wrong: off-plan property qualifies only once completed and registered. Eligibility begins at handover, not at purchase. On a tower of this size that is several years away.

What are the costs of buying commercial property in Dubai?
    Cost Amount
DLD transfer fee 4% of purchase price
Agency fee Typically 2% + VAT (often developer-paid on new launches)
    Trustee office fee AED 2,000 – 4,000
    Title deed ~AED 580
    VAT on commercial property 5%
Annual service charges Per sq ft, varies by building

Note the difference from residential: commercial property in the UAE is subject to 5% VAT, residential is not. On a AED 6 million office that is AED 300,000. Factor it into the total.

What rental yields do Dubai offices produce?

Prime Dubai office yields have generally run 6–9% gross, and have outperformed residential in recent years on the back of tight Grade A supply.

Commercial leases also tend to run longer than residential — typically three to five years rather than one — which means lower turnover and more predictable income.

Net yield depends on service charges, which are not yet published for this building.

Is commercial property a better investment than residential in Dubai?

It depends on what you want from it.

    Commercial Residential
    Typical gross yield 6–9% 5–9%
Lease length 3–5 years 1 year
    Tenant turnover Lower Higher
    VAT 5% None
Buyer pool on exit Narrower Wider
    Sales cycle Longer Shorter
    Management Lighter Heavier

Commercial suits investors wanting longer leases, lower management burden and exposure to a supply-constrained segment.

Residential suits anyone needing liquidity, a broader exit market, or a faster sale.

    Who should consider this launch?

Businesses currently leasing in Business Bay. With office rents where they are, the buy-versus-lease calculation is worth running properly at AED 4,500–5,000 per sq ft.

Investors seeking commercial exposure. Grade A supply is tight, leases are long, and this is new stock in a prime location.

Professional practices. Law firms, consultancies, clinics, family offices wanting an owned address beside a metro station.

Owner-occupiers planning growth. Buy a floor, occupy part, lease the rest.

Not suitable for anyone needing space within two years, anyone requiring liquidity, or anyone uncomfortable committing before specifications are final.

    What are the risks?

Nothing is confirmed. Pricing, launch date, unit sizes and the eight-per-floor configuration are all indicative. The helipad and drone delivery await approval.

The entry price hinges on one approval. Eight offices per floor means AED 5.6M entry. Four means AED 11.7M. That is the difference between accessible and institutional.

Commercial is a narrower market. Fewer buyers, longer sales cycles, and resale driven by the office market rather than the housing market.

Handover is years away. Multi-year construction risk on a 62-storey tower.

Business Bay has competing supply. Several developments are in progress in the district. Metro proximity is the defence, but it is not absolute.
