What launched on 6 October
The January event unveiled the masterplan. This was the sales launch of the tower itself, with new pricing.

Why that matters: earlier published figures put Vision Iconic at AED 2.6 million on a 20/50/30 plan. The launch terms are both cheaper to enter and lighter during construction. A 5% booking on a AED 2.25 million unit is AED 112,500 to secure.
The payment structure in full

Forty per cent before you get the keys, sixty on completion. For a buyer intending to mortgage at handover or sell before it, that back-weighting is the entire appeal. For a cash buyer it means your capital stays deployed elsewhere until 2028.
The number nobody is leading with
Vision Iconic contains 1,426 residential apartments and 27 ground-floor retail units.

Eighteen duplexes in a 1,426-home tower. That is 1.26 per cent of the building.
And across the wider masterplan — twelve towers, more than ten million square feet — the four and five-bedroom homes exist only here.
That is not a sales tactic. It is how the building was designed, and it is the single most important fact in this launch.

Specific layouts: 1-bed from 836.99 sq ft, 2-bed with pool and balcony at 1,927 sq ft, 3-bed with pool at 2,493 sq ft, 4-bed duplex at 3,022 sq ft, 5-bed duplex at 3,776 sq ft.
The two and three-bedroom units include private pools. On a 67-storey tower that is unusual, and it is worth asking which floors and orientations carry them.
The building itself

Binghatti’s own description is worth quoting, because the design logic is specific rather than decorative:
A sweeping, terraced curved spine that steps down in a single, fluid, silver-skinned curve. Its horizontal podiums draw direct inspiration from classic Mercedes-Benz radiator grilles.
At the base sits a 2,966 square metre water plaza with a three-pointed star as its focal point. At the apex, an illuminated beacon — the Star Beacon — acts as a landmark across the Nad Al Sheba skyline.
Arrival runs through a gated boulevard into a double-height lobby with valet drop-off, natural stone, fluted surfaces and brass detailing.

Eight minutes to Downtown without Downtown pricing is the practical argument for Meydan, and it has held through this cycle.

Who this launch actually suits
Anyone wanting a duplex. Eighteen exist. If you want one, the launch window is the moment — not next quarter.
Buyers who want minimal capital out early. 5% down and 35% across 25 instalments is one of the lightest construction-phase structures in the market right now.
Golden Visa buyers with a 2028 horizon. AED 2.25 million clears the AED 2 million threshold — but off-plan only qualifies at completion and registration, so eligibility begins at handover, not at booking.
Not for anyone needing liquidity before 2028, or anyone banking on a specific handover quarter before it is confirmed in the SPA.
The honest risks
Sixty per cent falls due at handover. On a AED 2.25 million unit that is AED 1.35 million in Q2 2028. If you plan to mortgage then, you are taking rate risk you cannot price today.
1,017 one-bedroom units in one tower. That is a lot of similar stock competing for the same tenants and the same resale buyers on completion. The duplexes have scarcity. The one-beds do not.
2028 is a heavy delivery year across Dubai generally. More completions, more competition in the same window.
Branded premiums have held historically. They are not guaranteed to. You pay it on entry and hope to recover it on exit.
